First Time Home Buyer Los Angeles!

They Say 'Low' or 'Moderate Income', but DON'T BE FOOLED!
If you make under $113,981 annually, you may be eligible for Down Payment Assistance
Programs, Grants, City Down Payment Assistance Loans, State Down Payment Assistance Programs, and State Below Market Financing to get into your first home!

You may not even need to be a 1st time buyer!

The Definition of a First Time Home Buyer is as follows: 

  1. Person who has not owned real property for the last three years.

  2. Person who has not LIVED IN a principle residence they own for the last three years.

These are the two definitions utilized by most programs. It is OK if you've owned investment property to still qualify for these programs! In addition, if you purchase in certain up and coming areas, you need NOT BE A FIRST TIME BUYER AT ALL!


Here's a sample list of programs we currently work with:

  • American Dream Down payment Initiative (ADDI) - 6% Down Payment Assistance for Low Income First Time Home Buyers
  • California Home Buyer Down Payment Assistance Program (CHDAP) - 3% Down Payment Assistance for First Time Home Buyers with Low and Moderate Income

  • High Cost Area Purchase Program (HiCAP) - $7,500 Down Payment Assistance for First Time Home Buyers

  • Mortgage Credit Certificate (MCC) - Dollar for Dollar tax credit for First Time Home Buyers with Low or Moderate Income

  • Simi Valley Housing Department - Up to $100,000 Down Payment Assistance for First Time Home Buyers

  • Extra Credit Teacher Program (ECTP) - Program for eligible teachers, administrators, staff members and classified employees to receive 3% down payment assistance and a reduced interest rate on their first mortgage.
